Will you be listing my house on the MLS or actually buying it?

We're not agents, and we don't list houses — we are professional home buyers. We buy houses in Houston that meet our purchasing criteria, and we don't use bank financing, so you don't have to worry about our ability to close. After purchasing, we may repair the house and resell it, or keep it as a rental.

How are you different from a real estate agent?

Agents list properties and hope someone buys them, then take a commission (often 3–6%). On a $100,000 house that's $3,000–$6,000. We're not agents — we're home buyers. We buy directly from you, all cash, and can decide to buy within a couple of days. We make our living by taking on the risk to buy, repair, and market the house ourselves.

Do you pay fair prices for properties?

Many of the houses we purchase are below market value, so we can resell at a profit. Many sellers appreciate that we offer cash, close very quickly, and require no time, effort, or expense to fix up the property or pay agent fees. How do you determine the price to offer on my house?

We're an open book. We look at the location, the repairs needed, the current condition, and the value of comparable houses sold in the area recently. We come up with a fair price that works for us and for you.

Are there any fees or commissions to work with you?

There are NO fees or commissions when you sell directly to us, compared to listing fees where up to 6% comes out of your pocket. We'll often pay closing costs too. We make our money after we pay for repairs and sell at a profit.

Is there any obligation when I submit my information?

Zero obligation. Once you tell us about your property, we'll take a look, maybe set up a call, and make you an all-cash offer that's fair for both of us. From there it's 100% your decision whether to sell.
